AMENITIES: All common area amenities are for guests use.
BEDDING: Do not make bed, but all bedding/pillows should be visible on bed. Do not remove blanket from duvet or pillows from shams! They are “dry clean only” so not washed between every guest. This will only cause us 1/2 hr. of unnecessary work putting them back in again, and you will be charged $25. If you used sofa bed, place used sheets, blanket, and pillow on top of sofa, not rolled up inside or you will be charged $25.
CANDLES: Only “flameless” candles allowed.
CHECK-IN: Check-in time starts at 3:00 PM. Our complex has live guard-gated restricted access. Your host will provide clearance access for you as of your check-in date. We provide our guests easy and convenient “self check-in” to the unit through our electronic keypad lock. The code will be emailed to you 24 hrs. prior to your arrival. Make sure you print out your instructions, as your host will not be there to meet you at the property! If you do not receive your emailed check-in instructions 24 hours prior to your arrival, it is your responsibility to contact the host for your access codes prior to your arrival during office hours only, not the night of your arrival!
CHECK-OUT : Check-out is no later than 11:00 AM. Late check-out fee of $25 per each half hour effective 12:01 noon. No exceptions.
CHILDREN: Never leave small children unattended indoors or outdoors.
CONTAINERS: Do not throw away any empty refillable supply containers or you will be charged a restocking fee determined by host.
DAMAGES: Report damaged or missing items immediately so fair replacement value can be calculated and deducted from security deposit. Failure to report it will only delay your refund.
DISHES: Wash, dry & put away your dirty dishes, pots ’n pans or you will be charged $25 per 1/2 hr.
ELECTRONICS: Do not unplug any electronics (clock radio, lamps, TV, refrigerator, etc.) or you will be charged $25.
FURNITURE/PERSONAL PROPERTY: Do not move or remove indoor or patio furniture or personal property from the premises, or you will be charged $25 per 1/2 hr. for us to re-organize it.
GUESTS: No unregistered visitors allowed inside the property.
HOA: Guests are responsible for any and all fines from HOA as a result of violating any HOA rules
KEYS: Guests are provided a key ring containing two keys to front pedestrian gate, key to BR 1, key to BR 2, gate remote, and a flashlight. Never give keys or codes to unauthorized individuals! Always take your keys with you so you are not locked out! Always close your staircase gate for privacy. Upon check-out: All keys, tags, gate remote, and flashlight must be on key ring. Key ring must be left in original location, or responsible guest will be legally responsible for the cost of emergency locksmith services including: re-keying lock, replacement keys for all who currently hold a key and/or electric gate remote, which includes residents, employees, and utility companies at a cost of no less than $125 (more for emergency calls.) If payment is not received within 10 days, legal action will be taken.
LAUNDRY: Onsite coin laundry. Do not hang clothes outside in common areas!
LEFT OVERS: Any left over food or beauty products that you choose not to take back with you can be left on the table, and will be donated to charity.
LEGAL DISCLOSURE: Guests are “lodgers” not “tenants” and agree to abide by all terms/rules set forth. Owner/management reserves the right to refuse or terminate lodging with no advance notice and no refund in the event guest(s) become nit-picking, disruptive, unruly, problematic, demanding, violent or threatening to others. Guests hold owner/management harmless against any legal actions and to abide by all terms/rules set forth by host and HOA.
LOST & FOUND: Check closet, drawers, safe, and floor to make sure you don’t leave anything behind as we do not mail lost and found items.
MAIL: Our mail room is located one building South of the gym. USPS does not deliver mail to non-residents. If you want to get mail during your stay, you must register with the P.O. Make sure you close out your mailbox before you leave, or you will be charged $100! UPS, Fed. Ex, etc. are allowed in by the guards to deliver mail.
MISSING ITEMS: Report damaged or missing items immediately so fair replacement value can be calculated and deducted from security deposit. Failure to report it will only delay your refund.
OFFICE: There is no on-site office at this location. Our off-site office is open daily 10:00 AM-6:00 PM PST. Contact us by email (email@example.com) any time or by phone (818)225-5347 for emergency only, during those same hours. Do not bother other occupants!
PARKING: Covered designated ground floor parking close to unit. Do not park in anyone else’s designated parking space. Do not attempt to park a 2nd vehicle in front of or behind your one designated parking space or you will be fined $100 and your vehicle will be TOWED at your expense for unauthorized parking!
PETS: Pets are welcome upon approval. Pet friendly (less than 40 lb. weight restriction.) Optional gates for kitchen area. Private outdoor patio. No additional pets permitted without pre-approval. $100 refundable pet deposit required.
REFUNDS: We have a strict NO REFUND POLICY. This means no credit, no reimbursement, no cancellations, no switching dates, units, or guests for any reason whether due to injury or death, change of plans, flight problems, dissatisfaction with rental, natural disaster aka “Acts of God,” etc. NO EXCEPTIONS SO DO NOT ASK.
SMOKING: Smoking is restricted to outdoors as we are a member of the Smokefree Apartment House Registry. You rental steps out to your private patio w/ table, chairs, and ash tray for your smoking convenience.
TRASH: Throw trash in wastebaskets, not the floor. Trash cans are located near the parking lot curb, a few buildings North of ours.
TOWELS: Throw all dirty towels inside bathtub floor.
UTILITIES: Be energy efficient by turning off utilities when you leave rooms or unit.
WALK-THROUGH: A walk-through will be conducted and your deposit(s) refunded by the same form of payment within 48 hrs.
